Terms and Conditions

These Terms and Conditions ("Terms") govern the use of Żiffa Farmhouse ("we," "us," or "our") farmhouse rental services and the use of the www.ziffafarmhouse.com website (referred to as "Site"). By making a reservation or using our services, you agree to comply with these Terms. Please read these Terms carefully before making a reservation.

1. Reservation and Payment

1.1. To make a reservation, you must provide accurate and complete information, including your full name, contact details, and payment information.

 

1.2. Reservations are subject to availability and confirmation. We reserve the right to decline or cancel a reservation at our discretion.

 

1.3. Payment for your reservation is required in advance and is non-refundable, except as provided in our Cancellation and Refund Policy.

 

1.4. A non-refundable 25% deposit via a bank transfer is required in order to secure the booking.

 

1.5. Full settlement of the remaining balance is to be paid at the latest thirty five (35) days before the day of arrival.

 

1.6. VAT at 7% is included in the price.

2. General and House Rules

2.1. The minimum stay is 3 nights in the low seasons i.e. from January until April & October until December (excluding Carnival, Easter & Christmas) and 4 nights minimum stay in the high season from May until September.

 

2.2. Check-in time is any time after 15:00.

 

2.3. Check-out time is 10:00am or prior.

 

2.4. Maid service is offered on request; extra maid services are charged at the rate of €20 an hour with a minimum fee of €80.

 

2.5. For bookings exceeding 7 nights, complimentary weekly towel and linen replacements are provided.

 

2.6. Damages to property and contents are the sole liability of the tenant. Upon arrival, a cash deposit of €200 against damages is requested. This will be refunded upon check out if no readily apparent damages to the property are incurred.

 

2.7. In order to ensure a comfortable and enjoyable experience for all our guests, we have made the decision not to allow pets within our premises. By maintaining a pet-free policy, we aim to provide a clean and allergen-free space for everyone to relax and unwind without any concerns.

 

2.8. No parties may be held in the farmhouse and the maximum number of persons booked is not to be exceeded unless this is approved by the owner. In case of breach of this condition, the owner reserves the right to request that the farmhouse be vacated, and payments effected for the remaining nights will be lost.

 

2.9. Loud music is not allowed.

1. Verification and identification
  • We use your passport copies to verify your identity and fulfill our legal obligation to maintain accurate guest records.

2. Communication

  • We use your email address and phone number to send you booking confirmations, updates, and relevant information about your stay.

3. Eco-awareness

3.1. In our commitment to being eco-friendly, we’ve implemented a coin meter system for air-conditioning usage. You’ll find this coin meter conveniently located near the entrance of the farmhouse. As part of our environmentally conscious approach, we provide a complimentary €2 credit for each night of your stay. If you require extra credits, they can be effortlessly obtained by inserting either €1 or €2 coins into the meter. Alternatively, if you inform us in advance, we are more than happy to accept cash payments and manually add the necessary credits for your convenience.

 

3.2. To minimize plastic bottle consumption, we have installed a reverse osmosis water filtration system in the kitchen, ensuring a safe and high-quality drinking water source. Please note that the tap water in Malta and Gozo is known to be hard and salty, and it is not advisable for drinking purposes.

 

3.3. As part of local regulations, guests are kindly requested to settle the environmental contribution tax, which was introduced by the Government of Malta in 2016. This tax is payable in cash during the check-in process. 4. Damage and Liability

4.1. You are responsible for any damage caused to the property during your stay. We reserve the right to charge your payment method for the cost of repairs or replacements.

 

4.2. We are not liable for any loss, damage, or theft of your personal belongings during your stay.

5. Privacy and Data Collection

5.1. We collect and process personal data as outlined in our Privacy Policy. By using our services, you consent to our data practices as described in the Privacy Policy.

6. Cancellation and Refund Policy

6.1. Cancellation requests must be made in writing 35 days prior to the scheduled check-in date.

6.2. Refunds for cancellations will be subject to our Cancellation and Refund Policy.

7. Changes to Reservations

7.1. Changes to reservation dates may be allowed subject to availability and our approval. Additional fees may apply for changes.

8. Force Majeure

8.1. We are not liable for any disruptions, cancellations, or changes to your reservation caused by events beyond our control, including but not limited to natural disasters, acts of terrorism, or government regulations.
